SMS Terms & Conditions
These SMS Terms & Conditions ("SMS Terms") apply to all SMS (text message) communications between you and PVHB LLC, doing business as Prime Valley Home Buyers ("Prime Valley," "we," "us," or "our"). By providing your mobile phone number to us — through our website form, by calling or texting us directly, or in person — you agree to these SMS Terms in addition to our Privacy Policy and Terms of Service.
1. Program description
PVHB LLC operates an SMS communication program for homeowners and prospective home sellers in California, primarily in the Central Valley region (Sacramento, Stockton, Lodi, Modesto, Fresno, and surrounding areas).
When you opt in to our SMS program, we may send you text messages related to:
- Confirmation that we received your property inquiry
- Scheduling a call, walkthrough, or appointment
- Presenting and discussing a cash offer for your property
- Follow-up communications about your property or our services
- Transaction-related updates (paperwork, closing dates, escrow, etc.)
- Responses to questions or messages you send us
We do not use SMS for unsolicited marketing to consumers who have not opted in.
2. How to opt in
You opt in to receive SMS messages from PVHB LLC by doing any of the following:
- Submitting your phone number through a form on our website (primevalleyhb.com) and checking the consent box
- Sending us a text message at (916) 600-5298
- Calling us and providing your phone number while requesting SMS follow-up
- Providing your phone number in writing or in person and confirming you'd like to be contacted by text
By opting in, you confirm that you are the subscriber of the mobile phone number provided or are authorized to use that number, and that you are 18 years of age or older.
3. Consent is not a condition of purchase
Your consent to receive SMS messages is not required as a condition of selling your property to us or receiving any service from us. You may decline SMS communications and still receive a cash offer through phone calls, email, or in-person meetings.
4. Message frequency
Message frequency varies based on the status of your inquiry. During an active conversation about your property, you may receive multiple messages per day. Outside of active discussions, you may receive periodic follow-up messages. Typical sellers receive between 0 and 10 messages per week, though this varies significantly based on individual circumstances.
5. Message and data rates
Message and data rates may apply depending on your mobile carrier and plan. PVHB LLC does not charge any fees for our SMS messages, but your carrier may charge you for sending or receiving text messages. Check with your mobile provider if you have questions about your plan.
6. How to opt out
You can opt out of SMS messages from PVHB LLC at any time, free of charge.
To opt out, reply with any of the following keywords to any text message we send you:
- STOP
- UNSUBSCRIBE
- CANCEL
- END
- QUIT
After you opt out, we will send you one final confirmation message confirming that you've been unsubscribed. You will not receive any further SMS messages from us unless you opt back in.
You may also opt out by emailing info@primevalleyhb.com or calling (916) 600-5298 and asking to be removed from our SMS list.

8. Supported carriers
Our SMS program is compatible with all major U.S. mobile carriers, including AT&T, T-Mobile, Verizon, Sprint, U.S. Cellular, Boost Mobile, Cricket Wireless, Metro by T-Mobile, and most regional carriers. Carriers are not liable for delayed or undelivered messages.
9. Privacy and data sharing
We do not share or sell your mobile phone number, SMS opt-in data, or the content of your text messages with third parties or affiliates for marketing or promotional purposes.
We may share your phone number with service providers who help us operate our business (such as our CRM platform, SMS delivery provider, or title company), but only as necessary to provide services to you. These providers are bound by confidentiality obligations.

10. Message delivery
We use commercially reasonable efforts to deliver SMS messages, but we do not guarantee that all messages will be delivered, will be delivered on time, or will be free of errors. SMS delivery depends on factors outside our control, including your mobile carrier, signal strength, and device settings.

We may update these SMS Terms from time to time. The "Last updated" date at the top reflects the most recent revision. We will notify active SMS subscribers of material changes either through a text message or by updating this page. Continued participation in our SMS program after changes constitutes acceptance of the updated Terms.
12. Governing law
These SMS Terms are governed by the laws of the State of California, without regard to its conflict of laws principles. Any dispute arising from these SMS Terms will be resolved in the state or federal courts located in Sacramento County, California.
